As mortgage field inspectors, we are required to inspect vacant properties. Often times we encounter mold in the home and depending on your immune system, this can cause instant headaches as well as trigger asthma attacks, allergic reactions, and sinus infections.  There are literally hundreds of thousands of mold species which are all essential components of our ecosystem.  They provide decomposition of many organic substances necessary to plant, animal and human life.  Mold is a fungus that grows wherever there is moisture.  Mold spores that pass through the air find places where there is moisture to cling to.  Leaky roofs, pipes, walls or flooded areas are the breeding places for mold. In the past, we have been given liberty with not being forced to conduct interior inspections when we know that there is a mold health hazard. Due to the inexpensive availability of face masks that prevent inhalation of mold spores, we can no longer refuse to enter the property due to mold.  As often as we inspect the interior of properties, we need to think about our own health and safety. There are a variety of very convincing emails being sent with a title or message containing enticing come-ons such as “CONFIDENTIAL HUD MEMO”, CONFIDENTIAL NOTE/HUD PDF”, “CONFIDENTIAL HUD BID DOC”,etc. One of these messages even gives a website URL that looks very professional. It looks as if someone is specializing in hacking those in our industry or others associated with HUD/FHA.Three emails received here today. All three are loaded with bad stuff. Use caution. Company takes innovative territorial approach to re-examining prices for work orders
TAMPA, Florida (December 12, 2013) – Southeastern Asset Services LLC (SEAS) announced today that it will soon begin accepting Requests for Qualifications (RFQ) from vendors nationwide as a first step in its efforts to restructure its pricing to better suit regional requirements. Once RFQs have been submitted, SEAS will issue a Request for Proposal (RFP) to qualified vendors. CEO Robert Kapeluch believes that a one-price-fits-all list can’t work for everyone and it has limited the company’s ability to expand its coverage area. Asking for RFPs, he said, will help to better determine more agreeable prices in areas of the country where the company seeks improved coverage. “Everyone will have an opportunity to bid,” Kapeluch said.
